How much does a porch cost?

Fall 2026 packages are $495 for The Doorstep, $745 for The Porch, $995 for The Steps and $1,345 for The Full Front. Delivery, design and installation are included in every one. Each is reserved with a $99 deposit that comes off your total, and the balance is charged the day after your porch is installed.

What areas does The Front Porch Lady serve?

Loudoun, Fairfax, Arlington and Prince William counties, plus Alexandria, Falls Church, Manassas and Fairfax City. That includes Ashburn, Leesburg, Vienna, McLean, Reston, Sterling, Great Falls, Herndon, Broadlands and Brambleton.

Are the pumpkins real?

Yes. Autumn is worked in real pumpkins, gourds and hay bales from a Virginia grower - jack o'lanterns, white ghost pumpkins, pie pumpkins and specialty pumpkins. Every other season uses premium faux materials, which hold their colour far longer.

Do I have to approve a design first?

Accepted Answer

No, and that is deliberate. Your porch is designed around your own door and house colour, then installed on your chosen date. There is no proof to review and nothing waiting on your reply.

Do I need to be home?

Accepted Answer

No. The work takes about thirty minutes and is done from the outside. Nothing is drilled or nailed into your door or masonry, and every box and tie leaves with us.

When can my porch be installed?

Accepted Answer

Weekends only, between Saturday 12 September and Saturday 31 October 2026. Carly installs one service area at a time, so each postcode is offered two or three dates in the whole season. You see the dates open in your area before you pay anything.

Question 7

What happens at the end of the season?

Accepted Answer

Nothing, unless you want it to. The display is yours once it is installed - there is no end-of-season collection and nobody comes back for it. Real pumpkins hold well into November in Northern Virginia, and nothing in the display is plastic, so it all composts when it finally goes.

What is included in the price?

Accepted Answer

Delivery, design and installation are included at every package. There are no delivery zones and nothing added at checkout. Prices exclude Virginia sales tax.

Question 9

Can I add mums?

Accepted Answer

Yes. A 10-inch mum is $45 and an 8-inch is $39, and extra hay bales and a critter spray are also available. Add-ons are arranged with Carly once your install date is confirmed rather than charged at checkout.

Do you serve HOA communities?

Accepted Answer

Yes. We work regularly in Broadlands, Brambleton, Belmont Country Club, Ashburn Village, Ashburn Farm, Loudoun Valley and One Loudoun, and design within normal Northern Virginia HOA guidelines.
