How much does a porch cost?

Fall 2026 packages are $445 for The Doorstep, $595 for The Porch, $845 for The Steps and $1,395 for The Full Front. Delivery, design, installation and end-of-season haul-away are included in every one. Each is reserved with a $99 deposit that comes off your total, and the balance is charged the day after your porch is installed.

What areas does The Front Porch Lady serve?

Loudoun, Fairfax, Arlington and Prince William counties, plus Alexandria, Falls Church, Manassas and Fairfax City. That includes Ashburn, Leesburg, Vienna, McLean, Reston, Sterling, Great Falls, Herndon, Broadlands and Brambleton.

Are the pumpkins real?

Yes. Autumn is worked in real pumpkins, gourds and hay bales from a Virginia grower - jack o'lanterns, white ghost pumpkins, pie pumpkins and specialty pumpkins. Every other season uses premium faux materials, which hold their colour far longer.

Do I have to approve a design first?

Accepted Answer

No, and that is deliberate. Your porch is designed around your own door and house colour, then installed on your chosen week. There is no proof to review and nothing waiting on your reply.

Question 5

Do I need to be home?

Accepted Answer

No. The work takes about thirty minutes and is done from the outside. Nothing is drilled or nailed into your door or masonry, and every box and tie leaves with us.

Question 6

When does the display come down?

Between Monday 30 November and Friday 18 December. You need not be home - we email the day before we are on your street. The pumpkins are driven to a farm in Loudoun County and fed to the pigs, so nothing goes to the landfill.

What is included in the price?

Accepted Answer

Delivery, design, installation and end-of-season haul-away are included at every package. There are no delivery zones, no removal fee and nothing added at checkout. Prices exclude Virginia sales tax.

Question 8

Can I add mums?

Accepted Answer

Yes. A 10-inch mum is $45 and an 8-inch is $39, and extra hay bales and a critter spray are also available. Add-ons are arranged with Carly once your install week is confirmed rather than charged at checkout.

Question 9

Do you serve HOA communities?

Accepted Answer

Yes. We work regularly in Broadlands, Brambleton, Belmont Country Club, Ashburn Village, Ashburn Farm, Loudoun Valley and One Loudoun, and design within normal Northern Virginia HOA guidelines.
